How pricing works

How a written quote is worked out

  • What happens at the visit

Emma walks the house with you or your contractor, or by video, and agrees what counts as the work zone. Then she writes the quote.

  • What the estimate includes, and what it doesn't

One line for each stage you book, with the rooms it covers. The quote also says what it leaves out: hauling debris, dried paint or adhesive, and anything hazardous.

  • When you get the number

In writing, within one business day of your request, before any work starts. Rough and final cleans are priced by the square foot of the whole house; a touch-up is priced by the hour, with a two-hour minimum. Each stage has a minimum visit charge, shown on your quote.

  • If the job changes

If the house, the stages or the finish date change, Emma rewrites the quote before the work. The total holds unless the house differs from what you told us.

What moves the number

Six things that change your quote

Emma asks about these before she writes a number, so the quote does not change on the day.

  • Size of the house

We price the whole house by the square foot, because dust reaches rooms the work never touched.

  • How closed up it was

A house sealed with plastic for six weeks holds more dust than one that was aired every day.

  • Floors and stairs

Stairs, bare subfloors and floors that need a damp pass take more time.

  • Glass

Shower enclosures, sidelights and windows with film or stickers take longer to finish than plain glass.

  • Access

A flight of stairs to the door, a long carry or no parking near the house adds time.

  • What is stuck on

Dried paint, adhesive and grout haze are quoted separately, since they may need a specialist.
