By the size of the remodel
What each size covers, for a house in average condition. Your written quote lists your own lines and the price for your house.
A bathroom or kitchen, up to about 250 sq ft
A kitchen and two baths in a 1,500–2,500 sq ft house
Remodeled throughout, 2,500–3,500 sq ft
The price follows the stage and the size of the whole house. Not included: hauling debris, dried paint or adhesive, and anything hazardous. Each stage has a minimum visit charge, shown on your quote.
On the day
Top to bottom, in the same order every time.
Emma walks the house with you or your contractor, or by video, and agrees what counts as the work zone.
Runners go down from the door and the vacuums come out. We start at the ceiling, not the floor.
Fixtures and fans, then walls and cabinets, then counters and glass, then floors, last.
A raking-light pass with a flashlight along sills and glass, with you if you are home, and photos if you are not.
A few things that make the day go well, and a few that belong to somebody else.
Water, power and hot water on
A place for one van to park
Your contractor's tools out of the work zone
Anything breakable or valuable put away
Remove paint, adhesive or grout haze that is dried on
Move furniture or appliances
Haul debris or packaging left by trades
Clean ducts, chimneys or the outside of the house
Short answers
It includes every room your contractor worked in and the path they used. Other rooms get a dust-down only if the quote lists them.
We try a razor scraper on glass only. Paint or adhesive on tile, wood or stone is quoted as a separate item, or left to your contractor.
It helps. We hold a date about a week out and it is on the same quote.
Send the rooms, the size of the house and the date your contractor expects to finish.
